As we scale further, we are looking for a results-oriented and knowledgeable Hotel Investment Advisor to drive our hospitality portfolio growth in the region.

Role Overview:

We are seeking a seasoned Hotel Investment Advisor to spearhead our advisory services and acquisition efforts in the hospitality sector across Montenegro and the Western Balkans. This professional will be responsible for identifying lucrative hotel investment opportunities, conducting comprehensive feasibility studies, advising investors, and executing hospitality-focused transactions. The ideal candidate has a strong background in hospitality finance, real estate advisory, and transaction management.

Key Responsibilities:

• Deal Sourcing & Identification: Proactively identify and source hotel investment opportunities (existing properties, conversions, new developments) in Montenegro and the region.
• Feasibility & Market Analysis: Conduct detailed market research, demand analysis, financial modeling, and feasibility studies for potential hotel acquisitions, developments, and repositioning projects.
• Valuation & Financial Modeling: Develop complex financial models for hotel assets, including discounted cash flow (DCF) analysis, ROI projections, sensitivity analysis, and debt structuring.
• Investor Relations & Advisory: Build and maintain relationships with institutional investors, private equity firms, family offices, and hotel developers. Advise clients on hospitality market trends, asset management strategies, and optimal investment structures.
• Due Diligence Coordination: Manage the end-to-end due diligence process for hospitality transactions, coordinating with legal, technical, operational, and tax advisors.
• Transaction Execution & Negotiation: Lead negotiation of term sheets, purchase and sale agreements (PSAs), hotel management agreements (HMAs), and franchise agreements (FAs).
• Asset Management Strategy: Develop and recommend value-enhancement strategies for hospitality assets, including branding/re-branding, renovations, operational improvements, and exit strategies.
• Reporting: Prepare comprehensive investment memos, presentations, and market update reports for senior management and clients.

Requirements:

• Experience: Minimum 5 years of experience in hotel investment advisory, hospitality consulting (e.g., at a Big 4, top-tier advisory firm, or hospitality-focused private equity), or international hotel group development.
• Education: Bachelor’s or Master’s degree in Real Estate, Finance, Economics, Hospitality Management (with a strong finance focus). An MBA or CFA designation is a significant advantage.
• Montenegro Market Knowledge: Strong understanding of the hospitality landscape and investment environment in Montenegro. Existing network within the regional hospitality industry is preferred.
• Financial Expertise: Expert proficiency in hotel financial analysis, valuation methodologies (income approach, DCF), and complex modeling in Excel.
• Languages: Fluent in English (both written and spoken) is mandatory. Proficiency in Montenegrin/Serbian/Croatian or a third language (e.g., Russian, German) is highly desirable.
• Communication: Exceptional communication, presentation, and negotiation skills, with the ability to articulate complex financial concepts to diverse stakeholders.
• Mobility: Willingness and ability to travel regionally and internationally.
